From the entry, there’s a flight of stairs going up and another going down. * A/C is available upstairs only—use the small white thermostat to adjust. Press "mode" and then up and down arrows to adjust temperature. Lowest temp possible is 68 degrees. *Boating Info & Buoy Rental A buoy may be available to rent for an additional fee, arranged directly through our HOA’s property management company—we don’t handle bookings or payment ourselves, but we're happy to pass along the contact info if you're bringing a boat. Please note: Boats and jet skis may not be tied to the pier at any time—this is a strict HOA rule. * Quiet hours are 10 p.m. to 8 a.m.—thanks for keeping things quiet for our neighbors. 💸 Local taxes (10% TOT + 2% TBID) are already included in your nightly rate—no extra surprises at checkout.

House Rules

HOUSE RULES – VIEWHAUS To help ensure a great stay for you and a respectful experience for our neighbors, please review and follow the rules below. Booking your reservation means you agree to these terms. No Parties or Events This is a peaceful space. No events, loud gatherings, or parties of any kind are allowed. Check-In / Check-Out Check-in is after 4 PM. Check-out is by 11 AM. Early check-in or late check-out must be approved in advance and is not possible during busy summer months. Occupancy Limits Maximum of 9 guests total, including children over 2 years old. Only registered guests are allowed to stay overnight. We have a Ring camera at the front entry for safety and guest verification. Parking Our designated parking space is numbered “424.” A second car may be parked in any spot labeled “BWS” or “GUEST.” Maximum of 2 vehicles allowed. Any additional vehicles may be parked off-site. No RVs, campers, or boat trailers are permitted on the property. Quiet Hours Quiet hours are from 10 PM to 8 AM. Please be mindful of noise and respectful to our neighbors. We share a common wall with one neighbor. No smoking or vaping anywhere on the property, including decks and outdoor areas. Brockway Shores is a smoke free community. No pets allowed. No Commercial Use Commercial photography or video filming is not allowed without written permission. Guest Responsibility Guests are responsible for any damages, injuries, or losses that occur during the stay. Report any damages immediately. Unreported damage may be charged to your booking. Supplies We provide a generous initial stock of essentials like toilet paper, paper towels, and soap. It should be enough for your stay. but you may need to replenish supplies if an excess is used. Amenities We do our best to ensure all amenities are in working order. If something breaks and can’t be repaired quickly, we’ll offer a $15/day refund (up to $45) if we are notified during your stay. No refunds for user error. Internet We provide high-speed internet as a courtesy, but service may be spotty in the mountains. No refunds are provided for outages or slow speeds. Agreement to Rules Booking your stay confirms your agreement to these house rules. Violation of rules may result in extra charges, removal from the property, or cancellation of your reservation.

Brockway Shores is a small lakefront townhome community. A private hidden gem with grassy areas for play or relaxing on Adirondack chairs and private pier. Buoy boat rental available thru HOA association for additional fee. Kings Beach is a quaint town with mini golf, ice cream shops, restaurants, all a 5 minute walk from our home. Favorite restaurants just a 3-5 minute walk: - Char-Pit Burgers and soft serve ice cream (summer) . - Caliente - Mexican restaurant. Outdoor bar and seating during summer - Log Cabin ice cream (summer months) Kings Beach Mini Golf - cutest course ever! 5 minute walk and across street from ice cream shop for the perfect combo 10-15 minute walk: Jasons. Outdoor deck seating with view of lake Burgers, pasta, fish. Lanzas- Amazing Italian food. Great to dine in or order to go. Stuffed Lumiconi is delicious! For large group, party trays are available. Located next to Safeway. (1 mile away) Central Market - across from Kings Beach. Quaint deli with healthy sandwiches and gourmet goodies including wine, fruit, desserts, cheeses, etc. Kings Beach - a short walk on a side street. (1/4 mile away) Various rentals available - paddle boards, jet ski's, etc.

Guest Access

Check-in’s a breeze with the smart lockbox right on the front door—arrive anytime after 4 p.m. ⏰ A code will be sent to you on your arrival day. Just a heads up: there’s a Ring doorbell camera at the front for added peace of mind.

There is a bus, TART - Tahoe Area Regional Transit. Check internet for more info. The most convenient way to get around is by car or walking to Kings Beach and downtown area.
